Working with and through immediate staff - the ideal candidate will develop and manage project budgets and schedules, manage campus facilities support employees and contractors to deliver operations services in a timely and cost-effective manner. The successful candidate will collaborate with the Site Leader, Facility Manager, and Services Manager to ensure successful delivery of contracted maintenance services to meet site needs. Will work closely with Facility Manger + Service Manger to Identify, monitor, and update preventive and planned maintenance programs for the long-term preservation of the buildings. He/She will utilize building data integration, visualization, and analytical tools to monitor and manage the campus operations portfolio. Will work closely with Environment, Health and Safety, Security and IS&T organizations. Will be skilled in creating, developing, and managing capital and operating budgets related to services. Develops and reviews Apple policies and procedures. Interpret and manage Real Estate and Development policies and procedures for assigned areas. Clarify and resolve complex problems spanning multiple areas or technical fields; develop or oversee program implementation within assigned area. Skilled in the administration and management of multiple and diverse activities occurring concurrently with high levels of customer requirements and satisfaction. Experienced in providing a variety of service types with aggressive schedule and budget challenges. Skilled in quality control/quality assurance methods and the ability to apply these principles throughout the services portfolio. Skilled in planning, tracking, evaluating, and reporting on assigned activities. Ability to evaluate/analyze project information and utilize automated information management systems. Skilled in oral and written communications. Skilled in customer service/satisfaction. Be a key resource for internal RE&D and internal external business unit stakeholders.
- 5+ years of hands-on experience working in a fast paced multi-facility environment, with a focus on providing the best possible service to a demanding group of customers.
- Candidate must have and demonstrate the following:
- Demonstrated ability to plan and prioritize tasks in a self-directed work environment and maintain high levels of productivity without direct supervision
- Strong finance, budgeting, and analytic skills
- Strong customer service and problem solving aptitude
- The ability to communicate effectively and provide direction to contractors and vendors performing services for the company
- Must have the ability to learn quickly, work autonomously, and address any issues that arise day or night
- Detail oriented
- Strong verbal and written communication skills
Manage all operations and functions within the unit consistent with regional and corporate priorities and objectives. These include but are not limited to the following: Shipping, Receiving, Mail Team Management Reception Team Management Janitorial Services Valet + Parking Services Landscape Services Various onsite vendor services Facilities Security Administration management related to special projects, security officer request for maintenance and operations, and general vendor coordination for facilities. Liaison between various operations arms supported out of other regions with local campus presence, which include finance, commute, and sustainability. Develop staffing plans to align with anticipated growth models to ensure operational functions are in line with service level expectations. Direct, oversee, and evaluate each direct report regarding productivity in achieving expected ends/results and supporting corporate/regional priorities and expected results. Provide guidance to staff for the successful and timely completion of inspections for compliance with established standards, alertness to potential safety issues not currently addressed in existing standards. Collaborate with like counterparts within the greater RE&D team. Perform other relevant duties and responsibilities as assigned by the Culver City Site Manager. Familiarity and experience with CAFM/IWMS systems – preferably Tririga and BearTracks. Assist & coordinate stakeholder needs with RE&D service, support, and operations groups.
Education & Experience
