Our Retail Real Estate and Development Finance FP&A team is a lively, interactive team that has a direct impact on the business. Our team works closely with others around the world including Real Estate and Development, Corporate FP&A, Energy & Sustainability, Commute, Employee Health & Safety, Tax, Legal, Fixed Assets, and Global Finance Shared Services Business Solutions.

Key Qualifications

  • 7 to 10 years of Finance / Business experience in a fast-paced environment; forecasting and/or FP&A experience desired
  • Proven experience building and/or running high-performance teams; able to form positive relationships with several business partners and peers
  • Proven track record to conduct complex, data driven analysis. Strong knowledge of Excel required, experience with enterprise software systems (e.g. SAP, Adaptive Insights) a plus
  • Strong business acumen and high intellectual curiosity with demonstrated interest in real estate finance
  • Outstanding verbal and written communication skills with the ability to articulate results of complex analysis in simple terms
  • Strong prioritization skills, ability to manage multiple projects simultaneously
  • Ability to learn quickly and navigate through a large organization
  • Thrive in a hardworking, collaborative environment
  • Extraordinarily detail oriented while able to keep sight of the “big picture”
  • Automate and improve processes; adopt the latest technology tools at our disposal
  • SAP, Tableau experience a plus

The RE&D Expense FP&A Manager will lead a team supporting some of the most exciting facilities in the world such as Apple Park, data centers, and Apple Retail Stores to deliver timely and accurate P&L forecasts; partner with a diverse group of business leaders including dealmakers, facilities managers, project managers, Employee Health & Safety specialists, Commute leaders, and more; team up with the international team to consolidate the worldwide Corporate Real Estate forecast, and present results to senior leadership. The ideal candidate will be able to switch gears quickly between topics ranging from the technical to the strategic, from lease options to capitalization policy and Commute routes, while using a solid foundation in finance and accounting principles along the way. RESPONSIBILITIES INCLUDE: - Lead the forecasting process for Corporate Real Estate; work with your team to develop regional forecasts that reflect the latest developments in the business - Drive the allocation of RE&D costs to internal user groups within Apple; collaborate with finance leaders around the company and the Space Planning team to ensure management P&Ls are appropriately burdened - Lead quarter-end close; review and ensure timely and accurate posting of accounting entries - Tell the story of the numbers; apply your knowledge of the business and analyze results and forecast variances to provide insightful commentary for forecast and actuals submissions. - Lead a team supporting their ongoing development and help grow their careers while making a meaningful impact on the business - Present forecasts and key findings to senior finance leadership, including monthly forecast and Quarterly Close Review slides - Participate in development of the annual financial plan - Drive development of new tools and process automation; continuously pursue ways to streamline and scale processes by leveraging new tools and partnering with systems developers to innovate around challenges

Education & Experience

BS/BA or equivalent in business or related field MBA a plus
